Hello!
The case study is as follows: I own a house that I want to rent out on a short-term basis. Can I do it legally without having a company, also do I qualify for patent tax? How is income from FL declared? Do I need to use the services of an accountant? If I have missed something important on the subject, please add?

You can carry out the activity you indicated as an individual. For this purpose, you will have to submit a patent declaration and pay the patent tax due in the municipality where the apartment is located. It is different for each municipality and is determined based on the number of beds and the stars of the place of accommodation. At the end of the year, you will owe insurance based on the income realized during the year. They are declared by submitting an annual tax return. Keep in mind that if you are going to use services on foreign online platforms such as Booking and/or AirBnb (or use another service from a company that is not registered in Bulgaria - for example advertising on Google, Facebook), you are subject to mandatory VAT registration as a natural person pursuant to Art. 97a of the VAT Law. If you have this VAT registration, you will owe VAT on the amount of services received from foreign companies, and you will have to declare these circumstances on a monthly basis.
In principle, you do not have to have an accountant. You can do everything yourself using a PIK-code issued by the NRA and for VAT registration using the free software of the NRA.
